I don't disagree, but was trying to point out that putting a lot of money into one buy to let property is a very risky proposition with a lot of headaches and very little flexibility.
One point not in your list is that if you are going to hold cash, sterling historically has been one of worst western currencies to hold, so think about holding the cash element in a stronger currency.
ps my builders shares are all ten baggers with 7 figure profit in aggregate, but the past is no guide to the future!
