Investment opportunity RM1

Hi everyone,

I am not sure if anyone could help but I thought messaging in a property forum will hopefully send me in the right direction.

I have two flats within the same black that I am looking to sell in Essex, RM1 area. Converted new builds from 2019 and walking distance to the high street/station.

Does anyone know of any BTL investors that would be interested in purchasing? I am happy to provide further information if required.

10/10 for initiative in ending up here but, quite honestly, you would be far better off talking to an estate agent than seeking to sell through this forum.

I’m currently with an estate agent after changing them a couple months back but getting nowhere unfortunately. I know it’s a long shot but was hoping someone here could point me in the right direction.

This may or may not be a "right direction" for you.

There are various data sources available such as Land Reg, mouseprice.com, etc which should enable you to get a feel for what has sold where, for how much and through which agent. You might have to do a bit of work to tie it together but in RM1 even over 18 months you won't be looking at more than around 100 sales of flats so its do-able.

This research ought to give you a feel for which agents are able to push through sales, whether your asking price is sensible, etc

Unfortunately, estate agency attracts a wide range of people into it and some are good but some are pretty hopeless. The best agents I have known are those who cut their teeth with one of the chains and then branched out on their own and survived.
