N3 vs E18 in London

Hopefully this is the right board for this question, partly based on curiosity.

If anyone knows the London property market well, which of the following would you expect to be more expensive? Are schools a factor? I realise this is very niche knowledge.

A two bed flat, purpose built, appx 600 sq ft, on a main road so good for bus and Tube access but noisy.

One in N3, one in E18.

Thanks.
