Estate agent in house conveyancing

#406756

Postby Sunnypad » April 25th, 2021, 10:55 am

Hi all

Selling a flat. EA has an in house conveyancer. I have had many firms tell me they are too busy to do the job so I think I might use the EA one.

Slightly confused though as I thought buyer and vendor couldn't use same solicitor due to conflict of interest, but the EA reckons it's fine. Which is correct please?

Thanks.

I think you can use the same firm, but different partners.

I've bought property twice where the vendor and myself used the same firm of conveyancers. I was told we could do it provided the individual conveyancers worked out of different geographical offices.

Thank you
They said different partners

Presumably working from different homes now.

Thank you, that's reassuring, I can certainly see the benefits.

In classic internet stylee and answering a question you didn't ask, I would always use a solicitor when buying, as generally there is a lot that can go wrong to your disadvantage with conveyancing firms. A well chosen solicitor tends to spots stuff the significance of which passes the conveyancers by.

But as you are selling I don't think there is any disadvantage to a conveyancer. I just point this out for any visitors landing on this thread who is buying a house or flat.
