Property Searches and Flightpaths
When buying a property, searches are conducted on behalf of the prospective purchaser. Is it reasonable to expect that the searches would discover proposals to change flight paths potentially affecting the property?

Just to add a detail, there was an official consultation in the period before purchase.

In a word, no. None of the conventional searches would pick this up.
However, if the property owner has been notified in writing about the proposal then they should reveal it in response to the standard TA6 questionnaire used in conveyancing, which asks the question:
3.1 Have any notices or correspondence been received or sent (e.g. from or to a neighbour, council or government department), or any negotiations or discussions taken place, which affect the property or a property nearby? If Yes, please give details

How far from the airport is the property? What is its orientation relative to the runway?
Most busy airports vary their flightpaths in and out during the day, to avoid hitting any one area with all-day noise. So if an area near the airport doesnt see any traffic over it now then it probably won't in the future.
Of course if a new runway gets built then all bets are off. But that appears to take decades in the UK.
