I've had a quote of £300 for replacing and revealing chimney flashing. Does this sound in the right ball park?
It's a house in the North.

Would depend on the specifics of the chimney! (How high off the ground? Any repointing? Lime mortar? ) But you don't seem to get much for less than two hundred a day, plus another hundred for the apprentice who holds the builder's tea. (And who's there to call an ambulance if necessary. :| )

I'd probably grumble, but I'd pay up as long as I had confidence in the workman. I take it that this job doesn't require scaffolding?

Most builders are able to command £180-£250/day currently.

Lead ain't cheap - what thickness is he proposing? For example is it Code 4 or Code 6?

Is he working from a tower or off ladders?

Really need a little more substance to be able to say it's a good price.

Is the chimney in the middle of the house or on an end elevation - a photograph would help

I'd say you are close enough in the ballpark to not worry...if he does a good job.

I had a ridge tile replaced a few months ago while I had scaffolding up for exterior painting.

Nice chap came along, quoted about £150 for the job, went and sourced a salvaged matching ridge tile. Fitted it while I was out.

Still waiting for the bill...

I have lost his contact details so can't track him down either.

Simple answer, yes. In my experience you are lucky to have a roofer at all. You will be unable to tell if he has done a decent job until say the end of the winter when damp patches will again (or not) have appeared.

Thanks. It's a chimney on a dormer bungalow about 12 feet above the ground, easy access - for the guy anyway who said he'd just walk up onto the roof. Suspect the quote is a bit over the top, but I asked him for his best price and he said £250, so fair enough - of course, that's if he does a good job. But he can do it Monday or Tuesday, which is a big plus, as it'll be done before the winter starts in earnest. (House is my dad's house, so just pleased to have got him to agree it needs doing.)

I found a roofer by making 2 separate appointments, and booking the one that turned up when he was supposed to. Still haven't heard from the other one!

I think it really does matter how much (if any) lead is being supplied as part of that quotation. The guy could easily be spending £90 on a roll of lead e.g

I've always found roofers to be the most rip off of all the trades. £300 to even turn up...bargain!

Have you heard that apocryphal story about the solicitor who asked his plumber for a breakdown of his £100 emergency call-out bill, given he was only there five minutes?

The plumber responded with:

To turn off stopcock: £1
Knowing which to turn off: £99

Total: £100


If you think getting on a roof and flashing a chimney is so easy perhaps you should offer Zico a quote to do it for less. :D

Not had any problems with plumbers, they always seems cheap. We own several properties and call the trades in from time to time. I said that £300 to carry out repairs to Zico's chimney sounds pretty good. Examples of work we've had done

We've had a re-roofing at £10k ( 8 yrs ago) on a one bed flat
£2.5k on a flat roof, EPDM lined (roofers were there for less than a full day) - a year ago
£600 (incorrect material) mortaring up about 8 feet length of a section of roof ( 1.5 hours ) ..about 2 years ago.. cracked, needed replacing at a cost of....£600 ( £600 seems to be the get out of bed money)
£2000 for roof repairs on a shop ( the roofer was there less than a full day)..6m ago
£600 to put some tiles back in place ( a few hours work )...6 m ago.

Gas Safety , boiler service £65
Fit outside tap - £50
Fit bathroom (materials supplied...£1850.. includes tiling walls, tiling floor, fitting all sanitary ware and shower base ( build plinth ) and closure)...took 8 days.
Plaster wall section (£120)

We live in the West Midlands so God knows what London prices might be!

£90 is the retail price as quoted on the website. Deduct 40% discount for tradies with an account and seems reasonable including £200 per day labour.

No I was referring to your assertion that a capable tradesman only commands £200 a day. Back in 2001 this was the benchmark, or a little more perhaps.
