Social Housing energy improvements - Equitable to all ?

I have seen a few pilot projects recently where social housing stock has been selected for energy improvement interventions. The project managers proudly claim that the target is near passive house standards. This can involve capital expenditure of £60k to £90k per property.

The fortunate tenants who have been selected will then stay in comfortable homes with minimal energy usage. Is it equitable that other social housing tenants will be living in possibly cold damp properties with inevitable rising fuel bills.

Furthermore, private home owners who wish to invest £60/£90K in retrofitting their properties will at best receive only a proportion of the cost by a government loan.

I see no difference between £80K being invested free gratis to Social or Private housing.

Perhaps .Gov need to address the equity in such schemes before UK wide roll out.

One could characterise much Govt expenditure as taking from the intelligent and industrious and giving to the feckless and stupid, but that's what Govts do.

At least in this case there will hopefully be a permanent improvement to the energy usage of the housing stock.

And for those wishing to run a cannabis farm, passivhaus is ideal, so there's a business opportunity to boot.

I read an article recently, Times or Telegraph where some houses with EV chargers and Heat Pumps are finding their mains electricity feed is inadequate. Apparently, it varies by region. But the upshot is that fitting bigger mains feeds to houses, sometimes it needs a 3 phase supply, the cost being "socialised" or in English it means all our bills will go up to pay for some people to have larger mains power feeds installed.

Telegraph - They hate both electric cars and heat pumps so will publish any old nonsense to discredit them.

Houses need a 100amp fuse to support an EV charger but that is normally just getting the DNO to change the fuse if it is lower rated.

Just phoned Home Energy Scotland for information on grants/loans for Solar & Battery storage installation for a private home.. The website takes you round in nice circles.

Freephone number, waited half an hour for an assistant, than gave up the will to live.

This service must be a joke.

Yes I can't have the heat pump and EV charger on at the same time, and that is after getting the main fuse upgraded to 100 amp (3 lorries arrived just to change the fuse!). Who do I apply to for paying for an upgrade to 3 phase? (ps the heat pump is for the pool heating and we are 150 yds from the road so 3 phase may be a bit expensive!)
