I’m far from tetchy and not being pedantic. Nor have I suffered whatsoever from lockdown but thanks for your concern. In fact I’ve enjoyed it stupendously.

If you were already aware of the potential 10.5p or so minimum potentially b/fwd from the prior year or the alternative then fine. I wasn’t but then again I don’t usually feel the need to comment on each and every thread (which has also been mentioned recently but not on this thread).

The second quoted paragraph was also of interest to me. I must have missed it when originally released, whilst enjoying myself in the garden.

You probably missed it as discussions are as likely to take place on the REIT board as the individual company's Company News threads in the Company Share news (LSE Main Market) Board (or HYP-P where many threads/posts go!).

I read all three of the boards you reference but don't always recall each and every discussion nor where they were. ;)

Which leads to viewtopic.php?f=15&t=23380#p307885 where you mentioned page 16!

I am reasonably familiar with the UK REIT legislation and I must have seen that reply of yours before after all but it is only yesterday I actually bothered to read the page in question and the mention of the If the minimum PID is not paid within 12 months of the end of an accounting period, tax is payable on the underpaid amount at the current corporation tax rate. and the 10.5p potential minimum etc effectively brought forward.

This part also was of interest to me While the Group is confident it will continue to satisfy the requirements for REIT status, our discussions with HMRC indicate that they are likely to make allowance for any Covid-19 related breach of these
requirements by REITs
and that's why I extracted it but must admit I haven't researched further.

Despite being aware of https://www.gov.uk/hmrc-internal-manuals/guidance-real-estate-investment-trusts/greit (which I'm sure is a fun read on a rainy afternoon for CPD purposes) although I haven't immediately spotted anything on any potential Covid-19 related relaxations there.

December quarter rent collection

In response to the continued impact of Covid-19 on Landsec's operations, the Company has issued the following information on December rent collection.

Cash collection and customer support

We continue to take a proactive approach to addressing the challenges the pandemic presents to our people, our customers and our business. In early April 2020, we established a customer support fund of £80m for occupiers who most need our help to survive. To date, £24m of rent concessions have been allocated to customers.

£112m of rent was due on the 25 December payment date. The table below shows the amount and percentage of this rent collected within five working days after adjusting for the impact of customers having entered CVAs and administrations, concessions agreed out of the fund and agreed monthly and deferred payment terms. 65% of this net rent was paid within five working days, compared with 94% for the equivalent period last year.

On first glance this looks worse than the similar release from BLND yesterday. It's not directly comparable as BLND are using 7 days as the period of note versus the 5 day used by LAND.

BLND Office was 95% received, against LAND having 87%.

BLND has a Retail figure quoted of 46%. LAND doesn't have a similar category, but the 3 distressed sectors are 36%, 40% and 33%, all below that of BLND.

Maybe that 2 extra days is significant.

Interesting that LAND fell more than BLND yesterday, and a similar pattern today (rising less). In the grand scheme of things daily price moves are nothing but noise, but over time reflect the underlying fundamentals. Broadly speaking I am content I am backing the right horse as it currently stands though.

Confirmation of start date of new CFO

Land Securities Group PLC ("Landsec" or the "Company") is pleased to announce that Vanessa Simms will join the Landsec Board of Directors as its Chief Financial Officer Designate with effect from 4 May 2021. Martin Greenslade will step down as Chief Financial Officer and a member of the Board on 31 May 2021 and Vanessa Simms will become Chief Financial Officer on 1 June 2021. Martin will continue to work with Vanessa until 30 June 2021 to provide a full and effective transition.

Martin Greenslade's intention to step down was announced on 30 September 2020. Vanessa Simm's appointment as Chief Financial Officer was announced on 28 October 2020, together with details of her remuneration.

Footfall and sales performance for the year to 31 March 2021 will be provided in our annual results announcement which will be published on 18 May 2021.

Our marketing and operations teams have been working with our brand partners to prepare for yesterday's re-opening of non-essential shops in England and Wales and the expected re-opening in Scotland on 26 April.

In early April 2020, we established a customer support fund of £80m for occupiers who most need our help to survive. To date, £39m of rent concessions has been allocated to customers. We expect this figure to increase as some of our customers, who have not yet paid their rent, enter into discussions with us following the Government's announcement about re-opening non-essential retail and the lifting of the rent moratorium at the end of June. We will update on this at our annual results on 18 May.
