Thanks for your reassuring input Arb. It’s nice to know I’m in good company.
I have visions of the bank staff scarpering as it’s a long weekend! :D

Here’s hoping the dividend will be forthcoming ASAP, if not before....

It’s not a life changing amount, but the slackness of payment gets on my you know whats.

Yes I'm having some problems with some divis from HSDL, in my case Pennon due 1st April hasn't appeared (yet), IAPD was a few days late (but not IDVY) which pays on the same day but the former is converted from $ and the latter from Euro. VWRL was a day late (arrived 1st April due 31st March) and that needs converting from $ too so I was actually surprised that arrived so quickly. Its annoying, but not really a big problem, so far they have always paid within the 10 days limit set out in the T&Cs and most arrive within 1 day of the company's announced payment date. Also its not as if we are losing on interest or anything, just a slight delay to reinvestment.

Further to the above re the late dividend payment, it still hasn't shown up in my Halifax ISA account. I spoke to a member of staff this morning via the Halifax "Talk to us" on line option, and was told they (Halifax) hadn't received it themselves yet. Shoddy or what? Just checked, and still no divie.

I feel your pain Arb. Fingers crossed it'll arrive today. I was losing the will to live chatting with that guy on line at Halifax yesterday. Quick he wasn't! I'm not looking forward to a repeat of it, should I need to do it yet again.

Trying to do the online chat thingy is a real pain. They know perfectly well that it is designed to frustrate: I would say it's designed to make you avoid it if at all possible as it's less trouble for them and they need to employ fewer staff.

I noticed mine today, dated 7th.

PS a bit annoying as this is the end of a quarter. 5 times out of 7, this dividend has been paid in the first quarter - which is where I have put it for my internal accounting and YOY comparison purposes.

Aye. As I said before Arb, I feel your pain. If I remember correctly the last BBOX div was a day or two late too? Either way, it's in now thankfully. Aside of this issue, I'm not in a rush to buy more BBOX tbh. As of now, they form 3.2% in capital value terms, of my 25 share HYP. I'm ok with that I think. They sit alongside PHP in the sector in my HYP, and are about equally weighted after I topped up my PHP holdings last month.

Trading update for the financial year to date

Strong market fundamentals

Demand for logistics space in the UK remains high following a record year of take-up in 2020. Take-up in Q1 2021 was lower than average reflecting the acute shortage of ready-to-occupy sites with vacancy falling below 4%. With a record 16 million sq ft1 of logistics real estate space under offer in the market, nearly twice the level at the end of 2020, take-up for the rest of the year is expected to rise. Investment demand remained at record levels, with volumes reaching £2 billion2, the highest Q1 level on record. Recently completed transactions point to further downward pressure on prime yields, which remain at historic lows.

High-quality portfolio continues to deliver strong performance and very high levels of rent collection

Our high-quality portfolio continues to perform well with consistently high levels of rent collection:

· 99.8% of FY 2020 rents have been received with full collection expected by the Summer.

· 98% of Q1 2021 and 95% of Q2 2021 rents received, 99% expected to be received in respect of Q1 and Q2 by the end of June 2021.

· All arrears for Q1 and Q2 2021 are in relation to a rent deferral agreed with one customer where full collection is expected by the end of FY 2021.

Directly and actively managing our portfolio to deliver value for shareholders

We actively manage our high-quality portfolio to drive value for shareholders. With 37% of the portfolio due for rent review in FY 2021, across a blend of open market, fixed and inflation linked review types, we are well placed to capture attractive levels of rental growth. During the period we have:

· Undertaken approximately one third of the rent reviews falling due during 2021 which, combined with two historic reviews settled during the period, added £3.1 million to annual contracted rent (FY 2020: £2.0 million).

· As recently announced, completed the off market acquisition of an 872,000 sq ft distribution facility in Avonmouth for £90 million, with 12.8 years unexpired lease term, an attractive 5.1% NIY and with strong reversionary potential, adding £4.6 million to passing annual rent.

· Increased the percentage of the portfolio with an A to C grade EPC environmental rating to 92%.

DIVIDEND DECLARATION

The Board of Directors of Tritax Big Box REIT plc (ticker: BBOX) has today declared an interim dividend in respect of the period from 1 January 2021 to 31 March 2021 of 1.6 pence per ordinary share, payable on or around 1 June 2021 to shareholders on the register on 14 May 2021. The ex-dividend date will be 13 May 2021.

DIVIDEND DECLARATION

he Board of Directors of Tritax Big Box REIT plc (ticker: BBOX) has today declared an interim dividend in respect of the period from 1 April 2021 to 30 June 2021 of 1.6 pence per ordinary share, payable on or around 23 August 2021 to shareholders on the register on 6 August 2021. The ex-dividend date will be 5 August 2021.

As previously announced, the intention is for the first to third quarter dividend payments to each represent 25% of the previous financial years full year dividend. The fourth quarter dividend will be used to determine the level of any potential progression.

This dividend will be a Property Income Distribution ("PID").
