As you might expect from Edison, a positive note on Regional REIT. I am still waiting patiently for the post covid rebound in the share price. Luckily, the yield seems pretty secure at the moment as far as I can see.

A pretty rare, decent share price performance by Regional today. About time we saw something of a bounce in share price here. Very poor share price performance since covid hit. There's a big discount to NAV to close at RGL.

And now, RGL is heading towards March 2020 bombed out share price territory. Too cheap?

Management and family were buying last month prior to the half year results. Usually a good sign. Half year RNS this morning is pretty positive though loan to value ratio is looking uncomfortably high. No doubt the company will deal with that. Interest costs are capped at a modest number for the medium term. Still overweight here and hoping for a recovery in share price to close the yawning gap of a discount to NAV.

Unfortunately I wasn't allowed to listen to the presentation this morning but feel that my last top up shows some hope after the update.
I still have to offset these cheaper buys with the placing back in 2019, 106.5p I think it was. I suppose Ive had a number if dividends to compound

No there is no link. It was mentioned in the Rns but its only for selected people. I made a complaint that everyone should be allowed access to the information at the same time but not sure if anything will come of it.

Well I bought some for the 10% yield and these were knocked back. So bought another tranche. Even these are going underwater.
Things could get worse before they get better but normally once the better arrives, then you wish you had bought earlier. Hopefully in a few years time when current news has been forgotten it will look like an inspired buy.
That's assuming I survive the now.

I watched the results presentation. Generally it was quite positive. Debt is fixed essentially at 3.5% for the next five years and they are looking to get back to 40% LTV. They also say that whilst not distressed, committed sellers are out there and that they are looking at several deals. They talked about flipping a couple of properties for quick profit to minimise risk. Ie take today's profit and don't commit funds to invest in upcycling the property. In fact there was a lot of examples of reducing risk in various ways. Area, tennets etc.
In fact everything looked fairly rosy, well except for the share price but then he did comment on the yield.
I bought in, literally. It could be my blinkers but what am I missing.

Final results released yesterday

Apart from the portfolio valuation being down (but not as much as the rest of the sector) these results look generally pretty positive - particularly given the current and recent pressures on the sector - yet the share price continues to drop (4.75% down today as I write). Yield is getting to silly levels now - around 12% - yet there seems no pressure on the dividend.
Seems when you're out of favour you're really out of favour.

I wanted to take part/view the presentation of the results. The presentation was available to view and download but the details to join the meeting were hidden away or more likely not for PIs.
I think last time I had to email them to get access.

Cripes. What happened at Regional REIT today? I can't see any news anywhere but a 7% loss on a bombed out share price? Dividend cut ahead, % yield today is ridiculous?
